The Kendall Alper JCC is situated on a 23-acre site in Kendall, Miami. Currently, the expansive property comprises multiple buildings, including schools, theaters, a gym, and an outdoor sports complex. I was tasked with assisting the JCC in developing a comprehensive plan aimed at reorganizing, scaling down, and fostering growth for the site.
The primary focus of this initiative is to blend new real estate opportunities with a reorganization of existing programs, all with the aim of modernizing the JCC. The plan also seeks to revitalize the campus in a way that both preserves its core values and fosters more efficient community engagement.
This redevelopment strategy unfolds in four phases, during which the JCC will dispose of specific parcels of land, gradually demolish existing structures, and undertake ground-up development of new buildings. This approach is designed to augment the JCC's current revenue streams, enhance the aesthetic appeal of the campus, and expand existing programs. The expected outcome is to attract a new wave of community members, thereby enriching the JCC's role as a local hub.
